Here’s how you can create your own account on TNREGINET Portal and get started:

1. Visit the official website: https://tnreginet.gov.in
2. Click on the “User Registration” option.
3. Fill in details like your name, email ID, and mobile number.
4. Create a username and password.
5. Verify your account through OTP or email verification.
6. Log in using your credentials to access services.

Service Available On TNREGINET Portal

1. Property Registration

      You can register a land, house or any immovable property online.

      Steps To Follow:-

1.  Log in to your TNREGINET account.
2. Go to “Create Document” under the E-Services menu.
3. Select the document type (Sale Deed, Gift Deed, Mortgage, etc.).

      4.   Fill in:

• Property details
• Buyer & Seller information
• Transaction details
• Valuation details

      5. Book an Appointment at the Sub-Registrar Office (SRO)

      6. Visit the SRO on the Appointment Date

2. Encumbrance Certificate (EC)

An EC shows if a property is free from any legal or financial liabilities.

Steps to follow:-

1.  Go to “Encumburance Certificate” under the E-services Menu
2.  Choose search type:- EC, Document-wise, or Property-wise.

• EC search by Document-Wise:- document number, year, and SRO.
• EC search by Plot/Property-Wise:- survey number or sub-division number, property type, EC start/end dates.

3.  Enter the captcha code shown on screen and click Search.
4. View or download the EC.

3. Guidelines Value Search

Looking up the minimum property registration value set by the tamil’s government.

Steps to follow:-

1.  Visit https://tnreginet.gov.in/portal/ then click Guideliness Value on the      homepage.
2. Select a date range ( example:- 04-11-2025 for the latest value)
3. Enter the details:- region, registrar office, village, street or survey number and land classification.
4. Click Search to view the guidelines for the registered property.
5. Use the value to calculate the stamp duty and registration fees.

4. Document Search And Download

To find and download the previously registered documents.

Steps to follow:-

1. Click on the “Document Search” under the E-services.
2. Enter the details:- registration year, type of document, registration number, SRO.
3. Click Search to view the documents details or downloaded if needed.

5. Marriage, Birth, Or Death Registration

To register marriages, births, and deaths on the TNREGINET portal.

Steps to follow:-

1. Log in to TNREGINET.
2. Click on the  “Create Applications” under the  E-Services or Create Documents
3. Select document type:- marriage, birth, or death registration.
4. Fill the required details and upload supporting documents(marriage proof, birth certificate).
5. Apply, you received a reference number to check or track your application status online.

 6. Checking Jurisdiction

  To find or identify the specific sub-registrar’s office for the property.

  Steps to follow:-

  1.  Access “Know Your Jurisdiction” on the homepage 

  2.  Enter the details:- street name or village name.

  3.  Click Search then view the SRO’s name and contact details.

7. Calculating Building Value

Provides an estimated value of a building based on factors like location, age, and type.

Steps to follow:-

1. Click “Calculate Building Value” on the homepage.

2. Enter the details:- building type, age, amenities, zone/region.

3. Click Search to view the building’s estimated value.
